Payment Schedule: Above
rates are on flexi payment plan as below:
Token Money: Rs. 1 lakhs at the time of
Blocking Flat. Booking Amount: 10% of basic
sale price within 15 days after token amount is paid (token
money shall be adjusted). 30% of the BSP (as
per loan availability from bank) within 30 days, from the date,
the project becomes bankable.
60% of the BSP and other charges in the following
manner:
On casting of Ground floor
slab 10% of BSP
On casting of 4th floor
slab 10% of BSP
On casting of 8th floor
slab 10% of BSP
On casting of 12th floor
slab 10% of BSP
On casting of Top floor
slab 10% of BSP
On start of Finishing
work 10% of BSP

(Other Charges)
Other charges (Rs. 375/- psf.) Shall be paid within 30 days
from the possession intimation letter. Other charges shall
include One covered car parking(for 3 bed room flats) / One Open
Parking(for 2 bed room flats), lease rental (one time), club
membership charges, 2KVA power back-up, Fire fighting charges,
External electrification Charges, External Development Charges
etc. but shall not includes cost of dual electric meters. The
Allotee shall pay a sum of Rs. 25000/- for installation of dual
electrical meter and Interest Free Maintenance Security Deposit
of Rs. 20/- psf. at the time of possession.
Booking of flat shall be confirmed only after receipt of 10%
of basic sale price of the flat within the agreed period of
time. Time shall be the essence of this MOU.
The transfer of the flat can be possible only when 80% of
payment is made by the allottee.
That no escalation, EDC/EEC shall be charged till handing
over of the flats. Further no PLC for any location shall be
charged for the flats. However any Government duty, cess, tax,
etc. imposed/charged on us, the same will be charged from the
members on pro-rata basis.
That the super area for Flats shall be tentatively 1195 sq.
ft, 1350 sq. ft, 1450 sq ft, 1830 sq ft, 2300 sq. ft.
respectively. The area of flats may vary upto +/-5%.
That the allottee shall agree to make all payment through
Demand Draft/Cheques drawn in favor of “: M/s Perfect
Propbuild Private Limited”.
For the size of 2700 sq. ft. Rs.100/- shall be extra payable
on the above price.
That we shall hand over the possession of the Flats by
December 2012 which may vary by ±6 months.
In the event, we are not able to hand over the possession of the
flats within stipulated above mentioned time than the First
Party shall pay Rs 10/- per sq. ft. per month as penalty to the
Allotee Members which shall include all demurrages, claims and
compensation provided that all due installments from the
concerned intending Allottee(s) were received in time and
he/she/they have complied with requisite formalities viz.
obtaining NOC from the Accounts Department of the company,
registration of sub lease deed etc. The Allotee shall take the
possession of the flats within 30 days from the date of offer of
possession offered by the first party failing which holding
charges @ Rs. 5/- psf. per month will be charged by us from
Allottee.
In case any member does not pay the aforesaid installments
within the stipulated time-frame, the company shall charge
interest at the rate of 18% p.a. for the period of delay.
However if the installments remains unpaid for more than three
months time, the company shall have all the rights to cancel the
allotment and in such instance the company shall be entitled to
forfeit 10% of basic cost of the unit from the deposited amount
and refund the remaining amount without any interest or claim
whatsoever.
That expense towards stamp duty and registration charges and
other expenses/charges payable on the lease / sale deed and any
other document shall be borne by the Allotee.
